Frequently asked house insurance questions

Can’t find what you’re looking for? We have plenty more FAQs here.

House insurance covers the building you live in and the things fixed to it, like the roof, walls, floors, built-in wardrobes and permanent fixtures such as your kitchen, bathroom and hot water system. It usually also covers structures on your property like fences, decks and garages. It does not cover your everyday belongings, which is what contents insurance is for.

There is no law that says you must insure your home, but if you have a mortgage your lender will almost always require house insurance as a condition of the loan. Even once you are mortgage-free, most people keep their home insured, because rebuilding after a fire or natural disaster is one of the largest costs a household can face, and very few people could pay for it out of their own pocket.

Rather than looking at price alone, compare what each policy actually covers, the sum insured it is based on, and the excess you would pay on a claim. It is also worth checking how natural hazard damage is handled, what automatic benefits are included, and how easy the insurer makes it to claim. The cheapest premium is not always the best value if it leaves gaps, so weigh cover and service alongside cost.

There is no single price, because your premium depends on things like where your home is, what it is built from, its size and age, your sum insured, and the excess you choose. Homes in areas more exposed to flooding or earthquakes generally cost more to insure. The best way to know your price is to get a quote, which with Cove takes only a few minutes.

For most standard homes you can get covered straight away. With Cove you enter your address and a few details, get a quote in about five minutes, and buy your policy online on the spot, with cover starting immediately or from a date you choose. Unusual or higher-risk properties may need a quick manual review first.

Your sum insured is the maximum your insurer will pay to rebuild your home if it is destroyed. Most New Zealand house policies now work this way, so it is important the figure reflects the full cost to rebuild, including demolition, design and materials, rather than your home's market value or what you paid for it. A free online rebuild calculator, such as the Cordell sum insured calculator, is the easiest way to estimate it.

Your house policy covers sudden natural events like floods and storms up to your sum insured. Earthquakes, landslips, volcanic activity and tsunami are covered through a combination of the Natural Hazards Commission Toka Tū Ake (formerly EQC) and your private insurer. Since 1 July 2024 you lodge any natural hazard claim directly with your insurer, who manages it alongside the Commission, so you only deal with one place.

An excess is the amount you agree to pay towards a claim, with your insurer covering the rest. Choosing a higher excess usually lowers your premium, and a lower excess raises it. Some claims, such as natural hazard damage, can carry their own separate excess.

Premiums reflect the risk and cost of rebuilding your particular home, so location, natural hazard exposure, building materials, age, claims history and your sum insured all play a part. Across New Zealand, prices have been climbing because building and material costs have risen and insurers are pricing more carefully for flood and earthquake risk. Reviewing your cover and excess each year helps keep it right for you.

House insurance covers the physical building and the things permanently attached to it. Contents insurance covers the things you would take with you if you moved, like furniture, appliances, clothing and electronics. Many people hold both, and with Cove you can take out each one on its own or hold them together.

If your home is damaged, make it safe, take photos, and contact your insurer as soon as you can. With Cove you can lodge a claim online at any time, and for natural hazard damage the same claim covers both your insurer and the Natural Hazards Commission. Keeping records and receipts for major repairs or renovations makes future claims smoother.
