Insurance built for your rental property

Standard house insurance covers the building, but renting out a property brings extra risks it was not designed for. Cove offers insurance for landlords as part of our house cover – just add our Landlord’s extension to your Cove House Insurance policy..

What the Cove landlord extension covers

On top of your standard house cover, the Landlord’s extension adds four things built for renting out a property.

Loss of rent

If your property becomes uninhabitable because of a loss we cover, we pay your lost rent while it is repaired, for up to 12 months, up to the higher of $40,000 per dwelling unit or the amount shown on your schedule. There is also cover of up to 8 weeks’ rent if tenants leave without the required notice, and up to 12 weeks’ rent if you lawfully evict them for not paying.

Tenant damage and theft

Deliberate or malicious damage, and theft, by your tenants or their guests, up to $30,000 for any one event. That limit does not apply to fire or explosion caused by deliberate damage.

Landlord’s furnishings

The appliances you provide that are not wired in, like the stove, fridge, dishwasher, washing machine, dryer and built-in microwave, paid at indemnity value, up to the higher of $20,000 per dwelling unit or the amount shown on your schedule.

Landlord’s liability

Cover for bodily injury you are legally liable for as a landlord under the Health and Safety at Work Act 2015, up to $1,000,000 for any one event (and a combined liability limit of $2,000,000 in any period of insurance).

Methamphetamine contamination

If your tenants, or people at the home with their permission, contaminate the property with methamphetamine, we cover the testing, decontamination and repair, up to $50,000 for any one event. The property must be tenanted and the landlord obligations met.

This is a summary of the Landlord’s extension. Limits, excesses and conditions apply, and the extension requires an extra premium and a tenanted property. See the house insurance policy wording for full detail.

What landlord cover adds

How a house policy on its own compares with the same policy once you add landlord cover.

How landlord cover works

Landlord cover is not a separate policy. It is an optional extension you add to a Cove house policy when the property is tenanted, for an extra premium, and it shows on your schedule. That keeps everything in one place: the building, the landlord risks, and your cover, all managed together in My Cove.

Start with house cover

Your rental is insured on a Cove house policy, protecting the building itself against events like fire, storms and natural hazards, up to your sum insured.

Frequently asked landlord extension questions

The high-level stuff, answered. For the fine print, see the house insurance policy wording.

Landlord cover protects a property you rent out. With Cove it is the Landlord's extension added to your house insurance policy, giving you cover for the risks that come with tenants on top of standard cover for the building itself. It applies to tenanted properties and is shown on your schedule.

On top of your standard house cover, the Landlord's extension adds four key things: loss of rent if your property becomes uninhabitable, malicious damage and theft by tenants or their guests, landlord's furnishings such as the appliances you provide, and landlord's liability under the Health and Safety at Work Act 2015.

Standard house insurance covers the building for events like fire, storms and natural hazards. Landlord cover adds protection for the extra risks of renting, such as lost rent, deliberate tenant damage, and your liability as a landlord. With Cove it is an extension you add to your house policy for a tenanted property.

Yes. If your property becomes uninhabitable because of a loss the policy covers, we pay lost rent up to the higher of $40,000 per dwelling unit or the amount on your schedule, for up to 12 months. There is also cover of up to 8 or 12 weeks' rent, depending on why they stopped paying, if tenants stop paying rent or leave without the required notice.

Deliberate or malicious damage and theft by your tenants or their guests is covered up to $30,000 per event under the Landlord's extension. That limit does not apply to fire or explosion caused by deliberate damage. Everyday wear and tear is not covered, as that is part of normal renting.

Yes. Landlord's furnishings cover pays the indemnity value of items you provide that are not wired in, such as the stove, fridge, dishwasher, washing machine, dryer and built-in microwave, up to the higher of $20,000 per dwelling unit or your scheduled amount.

No. Your landlord cover looks after the building, your liability and the furnishings you provide. Your tenants' own belongings are their responsibility, and they can protect them with their own contents insurance.

If you rent out your property, standard house insurance alone does not cover risks like lost rent or deliberate tenant damage. With Cove you add the Landlord's extension to your house policy for a tenanted property, so you are covered for both the building and the risks that come with tenants.

There is no single price, because it depends on things like where the property is, its rebuild cost, and the excess you choose. Landlord cover at Cove is added to your house policy for an extra premium. The quickest way to find your price is to get a quote online, which only takes a few minutes.

Insurance on a rental property, including the Landlord's extension, is generally a deductible expense against your rental income in New Zealand, unlike insurance on your own home. Tax depends on your situation, so check with your accountant or Inland Revenue to be sure.

Enter the property address and a few details online, and you can get a quote in about five minutes. You buy your house policy with the Landlord's extension online, and choose to start cover immediately or from a date that suits you.

For most standard rental properties you can get covered straight away, fully online.

Get covered in minutes. Love it for years.

It takes just a few minutes to get a house insurance quote, and to add the landlord extension.
